Be sure to check out the walking tours hosted by the Oakland Heritage Alliance. These tours are held throughout the summer and are each focused on a specific part of Oakland. Tours range from $10-$25 in cost, and are designed to be as manageable as possible and to avoid steep hills.

In these days of seller’s market, many buyers who have not won any offer submissions might feel “buyers fatigue.”  But don’t fear, statistics show most buyers will have to submit a minimum of 5-10 offers to finally win the bid.


Here are some tips for getting your offer accepted:


1.     Have a good pre-qualification letter from a respected lender

2.     Provide ample proof of funds for down payment and closing costs.

3.     Expect to offer a minimum of 15-25% over the asking price, it’s just the way it is with an ever growing market…under value list price can generate higher offers.

4.     Write a good cover letter with not only a little biography info but focus on how much you love the home and the area where it’s located

We all have our favorite grocery stores. And what does this have to do with home values? Well, the stats are in. A Realty Trac study on zip codes with homes with Whole Food's and Trader Joe's report the following:

Homes near a Trader Joe’s have seen an average 40 percent increase in home value since they purchased. This is 6 percent more than the appreciation for near a Whole Foods.  Keep in mind, that higher home values will also increase property taxes.

Congratulations to my buyer that just closed escrow on 953 40th St. in Oakland for $550,000!

This 2 bedroom, 1.5 bath townhome is located in the hip Longfellow neighborhood, and is just a few blocks from Emeryville shopping as well as the MacArthur BART station. The building was completely gutted and renovated, so this was like buying brand new construction!

The townhome was laid out across 1,098 square feet and featured a bright, open layout, a detached garage, and a private backyard. My client was the winning buyer after a lot of competition -- it received 16 total offers! While the condo conversion process with the city made this escrow a little longer than most, it was well worth it.

Yes it’s true. Believe it or not, you can own a newly remodeled condominium with ocean views and just 15 miles outside of San Francisco for between $250,000-$300,000. The development known as The Shores, located in Richmond’s relatively unknown waterfront community of Marina Bay has announced that they will be releasing several hundred newly remodeled units for sale over the next couple of years. A developer had originally purchased many of these units before 2008, when they were selling for an average of $400,000 a unit. When the real estate market took a turn for the worse, most of these units were converted to apartments and leased out. Only now, as a result of the improving real estate market, are these condos being offered back up for sale.
