My clients Laura & Patrick officially became the new owners of this fabulous 5 bed, 3 bath, 3120 SF home today. It's not news to most people that the migration of residents from San Francisco to Oakland is greater than ever. Many people may not realize that many businesses have also started moving across the bay.

While Uber's purchase of the building at 1945 Broadway made headlines, it's just one of many corporate relocations in 2015. The San Francisco Business Times recently featured an article that included 15 of the largest companies to start their Oakland relocation plans. These are in addition to others that moved from other parts of the Bay Area, such as Sunset Magazine's well-publicized move from Menlo Park to Jack London Square.

Other large companies to make the move this year include Brown and Toland (Healthcare), CoreLogic, the California Institute

Hilary and I represented the seller of this lovely 1 bedroom 1 bathroom flat in Alameda's Park Webster Condominiums. The owner had made some nice upgrades throughout the unit and thus it showed very well. After only one open house we received a couple of offers and sold the unit for $25,000 over the asking price. Our client, happy with his sales proceeds has now hired us to find him a replacement property.

Halloween is over and we are heading to Holiday Seasons! The Berkeley real estate market continues to be competitive and properties were sold an average of 13% higher than their asking price, though it went down from the September number. The average sold price was $92K higher than last year, and Berkeley home values have appreciated about 9% in one year. 

54 properties changed ownership this October, compared to 69 last October. Average Days on Market this October is 17 days, compared to 23 last October.
