Last week I was lucky enough to be invited to a talk that was being held at the headquarters of DPR Construction in San Francisco. The discussion was all about Net Zero Energy building practices and the gradual trend towards energy efficient design and building. What better place to have this discussion than in San Francisco’s first Certified Net Zero Energy Commercial Building. The panel was made up of several industry leaders in this particular field as well as the well renowned author and founder of Joie de Vivre Hotels Chip Conley.

Matt and I are frequently raving about Oakland and its neighborhoods and what they offer.   Zillow has just released a forecast for the hottest neighborhoods in the Bay Area and guess what?  They’re all in Oakland.

Interestingly, almost all of the hottest neighborhoods are in East Oakland.  When we get phone calls from prospective clients considering Oakland, almost everyone starts with the popular areas of Temescal, Rockridge, and Jack London. However, there are many more neighborhoods on the cusp of a transformation and Zillow’s forecast supports what we’ve been telling clients.

If value and upside are important considerations, there are definitely neighborhoods where you can get space and character if you’re priced out of the more well-known

  The East Bay real estate market was quite strong in 2015, and the Berkeley market was no exception. Despite the holiday season, 56 properties were sold, a 10% increase over December 2014. 

The average sold price was 14% above the list price and the median number of days on the market was 14 days! 

The average sold price December, 2015 was over $100K higher than that of last year. What a great value appreciation it was!  

If you are thinking of selling this coming Spring, this is the time to prepare for it. If you would like to be a homeowner this year, it's a great time to get in and hopefully buy before Spring/Summer when so many other buyers are looking for their next home.

Sold just in time for the holidays! It was a tricky transaction with numerous roadblocks, but a last minute french drain installation & a sewer lateral repair allowed us to close right on time. Thanks to my contractor for getting the work done once again and of course congratulations to my seller client! Prices in Pinole and other East Bay cities are still well below their 2006 highs, so properties like this on make for a great cash-flow investment opportunity with room for appreciation.

Oakland Restaurant Week is a great opportunity to try the best of the new wave of fantastic restaurants now open in our great city of Oakland.  Soon to be recognized as the best culinary destination in California, you really need to get out there and try some of the 75 restaurants offering prix fixe lunch and dinner menus for 10 days this month.  This, the 6th Anniversary, promises to be even better yet!


Buyers aren’t the only ones who have discovered cheaper prices for property in the East Bay, but so have some of the best Chefs in the Bay Area.  We are so blessed to have so many already!!  And as our population of foodies increases, so will the demand for the best!!
