Oakland's latest housing project is well underway! A significant portion of the exterior framing has been completed on West Oakland's latest housing development know as The Station. The project is being built by the developer, City Ventures and will consist of 171, 2 and 3 bedroom townhouses that will be offered for sale, as well as 4,500 SF of retail space. This is the first major resdiential development in West Oakland since 2008 and proves to be just one of many new projects in Oakland's recent development boom. The units are being touted as all electric and solar powered and will bring much needed economic and residential vibrancy to this rapidly changing West Oakland neighborhood.

In spite of the one extra day we have in a leap year, the number of sold homes in Berkeley in February is significantly lower than that of last year. Was it because we had low inventory? 

Though I won't be able to access the February detailed data yet, the number of homes in inventory in January this year was about 20% lower than that of last year.   

The median sold price was slightly higher this year than that of last year. Does this mean that the market is slowing down? Maybe . . . . We cannot tell yet. The spring selling season has just started, and we will soon know how the market shapes up this year. In any case, we hope to see many more listings, since there are many buyers waiting for them!   If you are looking to buy or sell…

Roland Li recently wrote a great article for the San Francisco Business Times titled “It's now better to invest in homes in Oakland than in San Francisco.”

He describes the affordability of single-family rental properties and higher return from Oakland properties.  Matt and I meet new buyers and investors each week who are looking to exit the SF market.   Oakland is attractive for many reasons, affordability being critical.   

In January I blogged about Zillow’s forecast for the hottest zipcodes and appreciation for 2016.  Zillow projects the hottest zip codes are almost entirely in Oakland and particularly East Oakland, where Matt and I live in a beautiful loft.

In the last week, one of the most significant pieces of development news in the last decade in Downtown/Uptown Oakland appears to be coming to fruition -- a new 27-story tower at the corner of 19th Street and Telegraph Avenue.

The new project, currently referred to as 1911 Telegraph, which could break ground as early as next year, is slated to feature 330 apartments (both market-rate and affordable), a 7-floor boutique hotel, as well as a great deal of retail space (Around 56,000 SF) on a very high-visibility corner.
