Bravo to my sellers who sold their charming El Cerrito home for $667,000 - $38,000 more than their asking price! This super clean cottage has 2 bedrooms and 1 bathroom with 802 sq ft of interior space on a 5,000 sq ft lot, nice front and back yards, and a large usable garage.

My clients from Nebraska were a bit disheartened by the aggressive Bay Area real estate market. Having to outbit multiple buyers and offer considerably more than the asking price is a foreign concept to most non-Californians, not to mention a potentially risky proposition. However, this does not always have to be the case. I introduced my clients to the condos located in Richmond's Marina Bay neighborhood known as The Shores. Where else can you purchase a fully remodeled, 2 bedroom, waterfront condo, located only 15 miles from downtown San Francisco for under $500K! Here is my Berkeley Real Estate Market Sales Report for April, 2016. 

Only 49 properties were sold, compared to 54 in April, 2015.  Though it seems a small difference in terms of the numbers, it is about 10% lower than last year.  The inventory is low, and currently there are only 52 active listings in Berkeley.  This means that we have just a month supply of properties.

It is shocking to see many properties sold over 40% above their listing price.  It sounds crazy but is a reality in Berkeley. Also there are still lots of cash buyers!  I hear that the San Francisco and Silicon Valley markets have started to cool down, but not Berkeley.  It's definitely still a sellers market!

Oakland's commercial and residential construction boom shows no signs of slowing down. The San Francisco Business Times reports that there are currently a total of 12 high-rise buildings slated for construction in Oakland! The two most recently proposed high-rise towers will result in a total of 334 new residential units and will be located at the intersection of 15th and Webster Street. This is just one of the latest residential construction projects to take make waves in Oakland.

On May 5th, it was reported that Lane Partners is in contract to make a fourth major commercial real estate purchase in Oakland. Their most well known purchase was that of the old Sears building which was recently sold to Uber, who will be moving their headquarters to this

The San Francisco Business Times reported this week that Oakland's massive Brooklyn Basin development on the estuary is set to start construction on it's first building this year, after almost a year of site clean-up and preparation.

This first building will consist of 241 rental units and will break ground later this year, with completion by late in 2018. This first building will consist of 7 stories and will be next to a new park, something that many Jack London Square residents have wanted for years.

I love May! Not only does the weather start getting beautiful again, but it happens to by my birthday month, so I’m partial. I can see no better way to celebrate than to go down to the Oakland’s Frist Friday Block Party at Telegraph/West Grand and 27th, the fabulous up and coming KONO district of Oakland.

 

What started in 2006 as an art walk through a few local Galleries has emerged as one of the best free festivals in the Bay Area.  Thousands of people from all over rhe area and beyond come out to enjoy not only art galleries, but street art, culinary artisans, dancers, DJ’s, performers, musicians and even local poets.
