It's always exciting handing over house keys to your first time home buyers. Although we encountered many delays to closing this sale due to numerous required City permitting re-inspections, the sale finally closed just in time when my client had to vacate her current rental. The home was listed for $599,999 and our offer prevailed in a mutliple offer situation at $715,000. The best part is that absolutely everything on this home has been remodeled, from bathrooms to the kitchen, foundation and roof, and even the siding and the plumbing. With an oversized yard and large garage, this home is truly a rare find in Oakland's Fruitvale district. Now that the anxiety and wait is over, best wishes go out to my client on this new chapter in her life!

Here is the list of properties sold in July 2016.  51 properties were sold in July 2016, compared to 74 in July 2015.  Currently 69 properties are pending and we have 50 active listings.

There are still many properties sold way above their listing price. Only two properties were sold slightly below asking price. Sigh....

A few properties hit above $1,000/sq ft. Wow. But don't be discouraged!  Current interest rates are very attractive and you are sure to lower your monthly payment.
