After winning unanimous approval by the City of Richmond in 2014, Development Solutions Seascape plans to build a residential community consisting of 100 town homes and 98 live-work units is getting ready to brake ground this coming spring. A portion of the industrial warehouse which used to be part of the Kaiser Richmond Shipyards has been demolished and soil remediation is currently underway. Once this is completed, estimated to take around one month, the building will be completely demolished making way for the start of construction on the 10 acre property. The project will also include a business incubator suite geared towards non-residents as well as a centrally located park, fitness and BBQ areas and a dog

This spacious 734 SF (per tax records), second floor 1BD/1 BA condo features an updated kitchen with bar style seating, stainless steel appliances, in-unit washer/dryer and a balcony with water and park views to die for. Marina Bay Northshore is a gated community situated directly across form the Marina Bay Harbor and the San Francsico Bay Trail. Step outside and enjoy waterfront walks, the Marina Bay Park, or dinner and a drink at Salute Restaurant, or simply take in the views of all three of these from your balcony.

The Marina Bay community is one of the last undiscovered areas in the East Bay and with the Richmond to San Francisco Ferry scheduled to begin service in 2018, such bargain pricing will soon be a thing of the past.

I have been asked this question many times lately and found a great chart to help you visualize the impact of interest rate changes. This is top of mind for many prospective home buyers as interest rates creep up slowly from historical lows. In the example below, if you can make a monthly mortgage payment of $2,316, at 3.75% interest, you can qualify for a $500,000 loan. At 4.75%, you can qualify for a $450,000 loan and your monthly payment will be $2,347. Keep in mind that these figures are approximate, and may be affected by other factors such as credit scores, other liabilities, etc.

I just set a new sales record at The Sierra. After just 3 days on the market and 3 offers later, my ecstatic sellers closed today on the sale of their penthouse loft. Listed at $875K, we sold this baby for $990K!  We listed this property in the middle of December, which is notoriously the worst time of the year for real estate. Even worse was the fact that there were 5 other active listings in the same building. But the proof is in the pudding. Prepping, professional staging and photography, droning and superior marketing make all the difference. Thanks to Leila Seppa Photography for the unmatched photography & videography that made this listing stand out from all the others! www.sierra31.com

Congrats to my recent homebuyers.  They are putting the finishing touches on the condo they just purchased in the Adams Point Area. They are moving to Oakland from Walnut Creek and are eager to start the New Year with restaurants, entertainment, and Lake Merritt just minutes away.

It's been a Happy start to the New Year for my client who just closed on the purchase of this super cool loft located in West Oakland's Dogtown district. Known as The Helen Lofts, this gated community, built in 2004 features 12 modern lofts with double height ceilings, ample windows and is located in one of West Oakland's most popular neighborhoods. New lofts and other types of construction are popping up throughout the neighborhood and I'm convinced that the Dogtown area will be fully transformed and unrecognizeable in 3-5 years!

This particular unit is located just a few blocks from Pixar and the Emeryville shopping district, a short drive to the Mac Arthur BART station and two blocks from the freeway entrance to the Bay Bridge. The most unique
