I am pleased to announce the sale of my listing, 196 Los Cerros in the Rancho San Miguel Eichler neighborhood of Walnut Creek.  This 3 bedroom, 2 bath, Courtyard-model was lucky enough to be owned by two thoughtful and creative gentlemen who immaculately upgraded and maintained this property over the years, keeping it's charming mid-century character.  Mr. Eichler himself would have been proud!  The escrow closed on September 21, 2012 at $690,000.

I am grateful for the opportunity to have represented the buyers (and sellers of 196 Los Cerros, Walnut Creek) of a beautifully, newly constructed single-family residence located at 941 Cayuga, San Francisco in the Mission Terrace neighborhood.

The property is a 3 bedroom, 2.5 bath, featuring two levels of living space with full basement, anchored by a Cesarstone/stainless, center island kitchen that opens to an expansive family/entertaining area with bamboo flooring throughout.  The large master suite features a spa-like bath with walk-in shower with separate whirlpool tub and full-width wall closeting.  There's even off-street parking via a separate detached garage off the private backyard, which is hard to find in San

condo in berkeley sold by East Bay Modern Real Estate.

I had the pleasure to represent my out-of-town client in the purchase of this very stylish flat in a hip neighborhood near the campus of UC Berkeley.  Located at 2640 Warring in Berkeley, this charming 2-bedroom/1-bath condo was recently renovated and features oversized rooms, a private deck overlooking a commonly shared backyard, extra large windows, assigned storage, and 2 off-street parking spaces!

With the buyer primarily living across country, and searching for a new pad to use as a 2nd home as well as a study pad for her daughter attending UC Berkeley School of Law, "modern representation" was essential in this transaction.  After a couple of rounds of getting outbid on other condos in the area, and just when the

As we head into the last half of 2012, I want to provide East Bay Eichler homeowners with a mid-year summary of the market for Eichler homes in the East Bay.

A total of 15 Eichler homes were sold in the East Bay between January 1 and June 30, 2012. Sales have remained steady since the beginning of the year. The majority (7) of sales occurred in Walnut Creek where Eichlers took an average of 21 days to sell at an average sales price of $655,857 (100% of the original list price). Two Eichlers in the Rancho San Miguel neighborhood were bank-owned foreclosures. The highest price paid in Walnut Creek for an Eichler home was $850,000.

Beyond Walnut Creek, there were four Eichler home sales in Castro Valley, and two sales in

Soaring Italian cypress and fruit trees adorn the multiple, private courtyards of this corner-lot, tastefully-updated Eichler located in Walnut Creek's Rancho San Miguel neighborhood.

This 1,748 sqft (per tax records) 3 bedroom, 2 bathroom mid-century modern home has been carefully brought into the twenty-first century with improved energy efficiency and contemporary finishes.

The lucky owners of this home will have two cooking options: (1) the expansive galley kitchen complete with full height backsplash and wine refrigeration, or (2)  the custom, built-in outdoor kitchen complete with a gas grill cooktop.

Bathrooms include sparkling floor to ceiling glass mosaic tile, beautiful fixtures, and a

If you've ever dreamed of owning a piece of the Bay Area's contribution to the modern residential architecture history, here's your chance!

This Courtyard-Model Eichler is a true mid-century classic, 1956, according to tax records.  Original Eichler details include floor/ceiling glass, plank tongue/groove ceilings, and of course classic mid-century architecture.   Updates include central A/C and heat, tile flooring, kitchen and baths remodels, a solar-heated pool with a power-operated cover, newer foam roof, and mature landscaping and fruit trees in both the front courtyard and the resort-sized back yard.

Spend a couple of do-it-yourself weekends cosmetically converting this Eichler into your own interpretation to modernism, or, leave it in
